Lake Tahoe Real Estate Market Update: Q2 2026

The Lake Tahoe real estate market entered the second half of 2026 with solid activity, led by continued strength in Incline Village, Crystal Bay, and the luxury segment. The latest mid-year numbers show that buyers remain active, while pricing and sales activity vary considerably by property type and location.

Incline Village & Crystal Bay Continue a Strong 2026

Incline Village and Crystal Bay recorded 144 property sales during the first six months of 2026. The overall median sales price reached $1.725 million, a five-year high and roughly 20% higher than 2025. Total sales volume reached approximately $456 million, supported by several major luxury transactions, including a $46 million lakefront sale.

Single-family homes were one of the strongest parts of the market. From January through June, 85 single-family homes sold, up 47% from 58 during the same period in 2025. The median sales price increased 22%, from $2.05 million to $2.5 million, while average days on market decreased from 114 to 105 days. Sellers received an average of 96% of list price.

The condo market told a different story. Condo sales increased 6% to 52 transactions, while the median sales price declined 11% to approximately $860,000. At the same time, the average sold price per square foot increased 16%, and the highest condo sale reached $5.9 million.

What This Means for Lake Tahoe Buyers and Sellers

The first half of 2026 shows that Lake Tahoe remains a highly segmented real estate market. Luxury and well-positioned single-family homes continue to attract buyers, while the condo market may provide more opportunities for buyers looking for a lower entry point into Incline Village and Crystal Bay.

For sellers, pricing and presentation remain important. Well-priced, move-in-ready homes are continuing to sell close to asking price. For buyers, understanding individual neighborhoods and property types is key, since market conditions can change significantly from one part of Lake Tahoe to another.
